  • How do I tour an apartment and check out the community?

    Touring is simple! Reach out through the form on our contact page, give us a call, or stop by during office hours, whichever feels easiest. Prefer to look around from home first? Our virtual tours let you preview select apartments before you visit in person. Either way, our team is always glad to show you around L+O NoHo.


Application and Leasing


  • How do I apply for an apartment in your community?

    Applying to our apartments in North Hollywood is simple. Head to our Availability page, use the filters to narrow down your options, and select the home that catches your eye. From there, you'll land on the listing details, where "Apply Now" starts our secure online application. Prefer to see it in person first? Click "Schedule Showing" to set up a virtual visit, or "Contact Us" if you'd rather connect with our team before you begin.

  • What documents do I need to provide for the application process?

    Have these ready, and you're all set to apply:

    • A government-issued ID
    • Three recent, consecutive bank statements or pay stubs, submitted as a PDF
  • What are the income requirements to qualify for an apartment?

    Applicants must show a gross monthly income of at least 2.5 times the monthly rent, and cosigners must show at least 4 times the monthly rent.

  • What is the lease term for the apartments?

    Our standard lease term is 12 months, giving you a full year to make the space your own. Other arrangements may be available with landlord approval, so reach out to our team to talk through your options.

  • Can I sublease my apartment?

    We want every home at L+O NoHo to feel like a consistent, well-cared-for space, which is why subleasing isn't permitted at the community. 

  • Is renters' insurance required?

    We care about keeping every home protected, which is why renters' insurance is required for all residents. Coverage details can vary by home, so reach out to our team, and they'll share exactly what's needed for yours.

  • How do I renew my lease?

    We're so glad you're staying! We send out renewal offers about 45 days before your lease end date, giving you plenty of time to review your options and plan ahead.

  • Do you offer affordable housing options?

    At this time, we don't offer affordable housing options. Our team is always happy to connect and help you find the right fit among our available homes.


Move-In and Move-Out Support


  • Are there move-in or application fees?

    Yes, a $55 application fee applies per applicant, along with a $300 holding deposit that goes toward securing your new home at L+O NoHo and later applies to your security deposit.

  • Are there services to help with the move-in process?

    While we don't provide dedicated move-in services, our team is always glad to point you toward what you need to know beforehand, from elevator access and building entry points to timing your day around our office hours. Just reach out, and we'll help make the process as smooth as possible.

  • Are there any restrictions on decorating or modifying the apartment?

    We love it when residents make their space feel like home, so go ahead and paint or hang artwork and TVs. Please note that we do ask for the home to be returned in the same condition it was in at move-in, so do consider that as you personalize your space.

  • What happens if I need to break my lease?

    We understand that plans can change. Lease break fees are equal to two months of rent, along with a required 30-day notice. If you find yourself in this situation, let our team know as soon as possible so we can help point you in the right direction.

  • How much notice is required before moving out?

    A 30-day written notice is required before moving out.

  • What is the process for moving out?

    Once your 30-day notice is in, we'll reach out to schedule a pre-move-out inspection, which takes place two weeks before your final day in the home. On your last day, a final inspection will be completed, so please have your keys and parking passes ready to return.

  • How long does it typically take to receive the security deposit refund?

    Security deposits are refunded within 21 days of your move-out date.


Fees and Payments


  • How much is the security deposit, and when is it due?

    We know exactly what to expect matters when it comes to your deposit, so here's a clear breakdown for you:

    • Studios and 1-bedrooms: $800 minimum security deposit
    • 2-bedrooms: $1,000 minimum security deposit

    Please note that your deposit amount may vary depending on your application, so if you'd like to go over your specific number, our team is always happy to help.

  • Are utilities included in the rent?

    No, utilities are not included and are billed separately, giving you more control over your usage.

  • Which Wi-Fi providers can I use?

    Our building comes pre-wired for Zentro internet at $65 a month, so you can stay connected from the moment you move in.

  • How can I pay my rent?

    We've made paying rent as convenient as everything else here! You can pay through our online Resident Portal, or drop off a personal or certified check, whichever fits your routine best.

  • Are there other fees, such as monthly amenity fees or a technology fee?

    Yes, a $35 monthly courtesy patrol fee applies, which goes directly toward the 24/7 on-site coverage that helps keep L+O NoHo feeling well cared for and easy to call home.


Parking


  • Is parking available? Is there an additional fee for parking?

    One of the everyday perks of living at L+O NoHo is keeping your car close to home, no extra searching required. Parking is included in your monthly rate:

    • 1-Bedroom Homes: one standard parking space included
    • 2-Bedroom Homes: two standard parking spaces included
  • Are there any restrictions on overnight guests?

    We're glad to welcome guests to L+O NoHo! Overnight visits are allowed for up to 7 consecutive days.

  • Are there EV charging stations?

    While we don't have EV charging on-site, you're in a great spot for it. Several charging stations are just around the corner. Reach out to our team, and they'll happily point you toward the closest option to your home.



Maintenance and Requests


  • How do I submit maintenance requests?

    We know a well-cared-for home is one of the best parts of feeling settled, so keeping yours running smoothly is always a priority for us. Simply log in to our Resident Portal and submit your request, and our team will take it from there.

  • How quickly are maintenance issues addressed?

    True to our 1% Service Standard, maintenance requests are addressed within 24 hours, so small issues get resolved quickly, and life at L+O NoHo stays as easy as it should be.


Pets


  • Do you allow pets in the apartments?

    Yes! L+O NoHo is a pet-friendly community in North Hollywood, and we're always happy to welcome furry residents. We allow up to 2 dogs or up to 2 cats per home. Dogs do go through a friendly pet interview first, just to help us get to know your pal before move-in.

  • Is there a pet deposit or a monthly pet fee?

    Pet fees can depend on a few details, so our team is always happy to go over the exact numbers with you before you move in.

  • What is the pet policy for specific breeds or sizes?

    We'd love to make sure your pet feels right at home here, so reach out to our team, and they'll happily check what applies to your best pal.

  • What on-site amenities do you offer to accommodate pets?

    Your pet will love calling L+O NoHo home, too. Our Dog Run gives them plenty of room to play and roam, and in select homes, a private balcony, patio, or deck makes for the perfect spot to soak up some sun or fresh air together.

    Yes! Bike storage is available on a first-come, first-served basis in a secure access area, so you can keep your ride close and easy to check on.

  • Do the apartments have high-speed internet access?

    Yes! High-speed WiFi is available throughout the community, so you're set up and connected from day one.

  • How does package delivery work?

    We've made receiving packages easy with on-site mailrooms and Amazon Hub lockers, so your deliveries are safe and ready whenever you are.

  • What floor plans are available?

    L+O NoHo has junior one-bedroom, one-bedroom, and two-bedroom homes, each bringing its own take on modern, open living. Head over to our Availability page to view every home currently available.

  • Do you offer virtual tours of the apartments?

    Yes! You have two easy ways to take a look around. Preview select layouts anytime on our virtual tour page, or if a specific home catches your eye on the Availability page, select it and click "Schedule Showing" to set up a live virtual tour of that exact layout.

  • Are furnished apartments available?

    At this time, we don't offer furnished apartments, but that means more room to make the space feel like your own from day one.


Community and Lifestyle


  • Are there any community events or activities organized?

    Yes! We love bringing residents together throughout the year, giving everyone a chance to meet neighbors, catch up, and feel right at home in the community. Our team keeps everyone in the loop, so be sure to watch for announcements and come be part of the fun.


  • Are there quiet hours in the community?

    Yes, we kindly ask all residents to be mindful of their neighbors from 10 PM to 8 AM, so everyone can enjoy their home to the fullest.


  • How do I report a noise complaint?

    If something comes up, our 24/7 Courtesy Patrol is always just a call away and ready to help.

  • What nearby schools or childcare facilities are available?

    For public transit, the North Hollywood Station is less than a 5-minute drive away, connecting you directly to Hollywood, Downtown LA, and beyond via the Metro B Line and G Line.
